August sales and inventory statistics reveal a surprising sweet spot for Douglas County home sales. The sweet spot? $900,000 to $1,500,000. Sales more than doubled from 22 last year to 45 homes in August 2018. At the lower end, prices may have outstripped incomes, but from $900,000 up, the Douglas County housing market is on fire.
Inventory of $900,000-$1.500,000 fell from 198 units in August 2017 to 162 units in August 2018, a drop of 36 units or 22.2% for Douglas County. As a result, days on the market were almost halved from last year. This link will take you to the report on our website:
Potential sellers in the $900,000-$1,500,000 price range may not find a better time to move. Typically, the upper price ranges are far slower because the pool of potential qualified buyers is so much smaller than the lower price ranges.
