July home sales were a barn burner, further depleting our short inventory of available homes across the Denver Metro area. Sales were fueled again by pent-up demand and folks fleeing COVID-19 ravaged cities and states. Despite record home building, the builders cannot find enough trades people to build faster and the pandemic has restricted the number of trades people working alongside one another. Build times are stretching out.
Many clients are saying that if they are going to be working from home, teaching at home and confined to home more, they would like their surroundings to be more adaptable to their new reality. Many are feeling the economic strains and are resizing downward, but many are electing to invest more in their next homes by shaping better living spaces for their new lifestyle. Some are investing in real estate as a hedge against volatile market swings and inflation. After all, the USA cannot keep printing more money and increasing debt loads without consequences. People will always need a place to live.
